APPLICATION

IMPORTANT-YOU MUST READ everything below prior to submitting your application:

All applications must be accompanied by a $150.00 redeemable application deposit . This deposit covers background and credit checks on up to 2 adults who are responsible for the rent. (a $75-non-refundable-fee for each additional adult-beyond 2-on the application-who will require both background and credit check for payment of rent – electronic invoice from management is only form of payment accepted).

Background checks on everyone 18 years and older are required including adult children even if not responsible for payment of rent.  A $50 non-refundable background-check fee will be charged for non-income adults who are not responsible for rent and are living in the home.

When your application is approved the redeemable application deposit will be applied toward your damage deposit at lease signing.

3-MONTHS PROOF OF ALL VERIFIABLE  INCOME USED FOR QUALIFICATION IS REQUIRED TO BE SUBMITTED WITH ALL APPLICATIONS. PLEASE SUBMIT PROOF OF INCOME WITH YOUR APPLICATION.

Intentionally Falsified information on the application will be cause for application rejection and no deposits or fees will be refunded.  Incomplete information discovered during the application process may result in rejection of the application and forfeiture of the application deposit.

If you elect to cancel your application after submission then you will forfeit all application deposits and fees.

APPLICANT QUALIFICATIONS:
1. No evictions in the past 5 years
2. No recent violent crime felony convictions (with-in 7 years and must have proof of rehabilitative therapy). Armed robbery, theft, breaking and entering, any other felony with a weapon, etc.  This is not an exhaustive list.
3. Net income after personal debt should be approximately 3 times the monthly rent. Example if the rent is $1000 your net verifiable monthly income should be approximately $3000/month (depending on family size)

4. Applicant must have a good history of paying personal bills and debts.
5. Working applicants must have at least 2 years current work history and be currently employed. Proof of at least 3-months of income must be included with the application forms.
6. Cardinal Assets does verify all references and applicant must provide previous landlord information for verification of previous rental history where applicable.
7.  All rents are paid via electronic invoice, therefore TENANTS MUST HAVE A CHECKING ACCOUNT AND MUST HAVE ACCESS TO A COMPUTER, iPAD, or a SMART CELL PHONE IN ORDER TO PAY ELECTRONIC INVOICES.  NO OTHER FORMS OF PAYMENT WILL BE ACCEPTED.

PET POLICY

In general we do not allow pets.  However, we understand many people have family pets that have been with them for many years.  Therefore, on certain properties, we will allow dogs and cats under 30 pounds with an additional pet lease.  Pet rent will charged for each pet.  No more than 2 pets will be allowed at any time. Dogs over 30 pounds will assess a higher rent and cannot be of a breed considered attack dogs per our insurance provider.  Please ask prior to completing your application.

Application deposit is $150 (plus any additional fees as indicated above) and must be paid via electronic invoice.  Upon sending your COMPLETED application forms  Cardinal Assets’ management will email you an invoice to be paid.  NO OTHER FORMS OF PAYMENT WILL BE ACCEPTED.
